If it is a 3-4 bedroom house you would be more likely to attract a family who want durable flooring were as a 1-2 bedroom apartment might attract more of a professional tenant who expects top quality flooring.  We find that many tenants prefer laminate for the main living areas as it is easy to keep clean and removes the worry of losing their deposit for replacing dirty carpets. They also prefer carpet in the bedrooms for comfort and warmth.

Issues to consider include:

  • A dark carpet (potentially with a mottled pattern) may help to hide any longer terms stains
  • A laminate floor in the living room can be enhanced with a rug to create a homely atmosphere
  • A carpet and a laminate with appropriate underlay may soften footsteps (and complaints from the neighbours!!) if the property is an upstairs apartment
  • Laminate can be seen as easier to clean 
  • Flooring in a rental receives the most physical contact so a durable carpet or laminate is recommended
